§ 44-72. Final plat.

  • (a)

    Dimensions. The final plat shall conform to the dimensional and scale standards of the preliminary layout.

    (b)

    Contents. The final plat shall contain all the information in section 44-71(b)(1) through (8) and (10) through (13) and the following:

    (1)

    Accurate location and reference of all monuments, which shall be iron pipes or rods one inch in diameter and 30 inches long, properly centered and sunk to grade level, placed at every lot corner and at the points of curvature and points of tangents of curves.

    (2)

    Certification by a registered land surveyor to the effect that the plat represents a survey made by him and that the monuments shown thereon actually exist as located and that all dimensional and other details, such as curve data, are correct.

    (3)

    Notarized school district, surface drainage, and mortgage certificates, together with certification by the owner or owners of the land or other persons having an interest therein of the adoption of the plat and the dedication of streets and other public areas.

    (4)

    Certification by signature of proper officials of the county that there are no tax delinquencies.

    (5)

    Certification by signature of the village treasurer that there are no special assessment delinquencies or other liens.

    (6)

    Approval by signature of the village attorney that satisfactory conveyances to the village have been provided applying to rights-of-way for streets, alleys and easements and for land for parks, playgrounds and other public use.

    (7)

    Approval by signature of the village engineer indicating that the plat has been checked, that all working drawings and specifications for improvements have been prepared in conformance with village standards and requirements and that engineering fees have been paid.

    (8)

    Certification by signature of the village attorney that satisfactory provisions have been made for guarantee of performance for construction of required improvements. On items where construction has already been completed, there shall be a certification by the village engineer that construction has been completed and inspected and found to be in accordance with village standards and requirements and that surety has been posted to provide for repair of damage done while the subdivision is being completed.

    (9)

    Space for the approval of the board of trustees by date and signature of the president.

    Subsections (b)(2) through (9) of this section shall be executed in order of listing.

    (c)

    Attendant items. The final plat shall be accompanied by documents, including the following:

    (1)

    Two copies of working drawings and specifications for improvements; and

    (2)

    Two copies of restrictions to be incorporated into deeds or covenants to be recorded with the plat.
